Commercial aquatic construction is highly variable, but the bands we routinely deliver are a useful anchor: from about $500K for a standalone commercial vessel, $2–5M for a high-rise podium or rooftop pool, and $7–9M for a municipal aquatic centre with competition and secondary vessels. What moves the number is structural complexity (ground-level versus a 40th-floor transfer slab), geotechnical conditions, plant sizing for bather load, compliance overlay such as DDA or heritage, and finish specification. Programme depends on vessel type and site access. As a reference, a municipal 50m competition pool with an accompanying hydrotherapy tank ran 36 weeks from site start to handover; a commercial learn-to-swim facility and a rooftop podium vessel sit well below that. Elevated and rooftop builds carry vertical logistics constraints that lengthen the programme, and council approval runs in parallel rather than after. Five stages with defined gates. Consult: deep-dive on architectural intent, site geology and facility usage. Design: collaborative refinement of finishes, hydraulics and integration with the master construction programme. Engineer: structural modelling and compliance approvals with the relevant council. Build: on-site execution led by commercial foremen and specialist trades. Aftercare: plant-room training, preventative maintenance scheduling and the handover pack.
